What would be a good real estate investment?

I am starting to learn about real estate investing. Trying to determine what exactly a good real estate investment seems to be the hardest part. So far I am leaning towards pre construction real estate investing. This type of real estate investment seems to have the smallest risk and a good profit. I hope by learning all I can about real estate investing each investment I make will have a nice profit. I am hoping to make enough with my real estate investing to be able to put our child through college.
